What to Look for When Viewing a Property

Viewing potential properties to purchase can be overwhelming. Do you know what to look for when viewing a property? In the span of a 30- to 60-minute visit, you essentially have to make a decision if you want to submit an offer and for how much. Talk about quick decision-making!

Over the span of 5 years, here are my top 5 questions to ask yourself of what to look for when viewing a property:

 

1) Does it meet your pre-determined criteria?

Discussing and writing down what you WANT and NEED in a house will make the decision-making process easier as less stressful. It will also eliminate so much wasted time when searching for a house. Don't forget to include a pre-approved budget!

 

2) Is it clean?

A clean house will create reassurance that the current owners likely take good care of it. Specifically check baseboards, closets, and kitchen appliances to see how much care has been placed in cleaning them. Also, be mindful of clutter that can be hiding potential problems!

 

3) What year was the house built?

Different time periods called for different types of materials used. Knowing this information can reassure you that the 'BONES' of the house are more than satisfactory. It can also aid in the decision if it's the right type of home to do some serious remodelling or maybe just starting over from scratch.

4) Have there been any updates and what are the finishes like?

It is very important to note the quality and craftsmanship of updates and finishes in the home. If something looks poorly made, it likely is, which could result in unforeseen and costly fixes. This is totally acceptable if you plan on making drastic changes anyways, but something to keep in the forefront in your mind!

 

5) Trust Your Gut!

I'm sure you hear this phrase so often but it's because it's TRUE! Trusting your first impression, your gut feelings, and your intuition will ensure the happiness of your decision. There is nothing worse than having buyer's remorse because you just knew you shouldn't have done it!
