The Selling Process Made Simple
Selling your home doesn’t need to be a stressful process. It’s best to come up with a simple plan and know how the process works. Even if you are just starting to think about selling your home, it's never too early to start. Here are step-by-step instructions of the selling process made simple.
STEP 1 – Cleaning, Decluttering, & Minor Touch-Ups
Prepping your home to sell may seem like a daunting task and can be if you are under a time constraint. That is why I suggest doing it as soon as you have the idea of selling pop into your mind. Start off small, make a list and tackle it. By taking this important first step you will make your home more attractive to sell therefore leading to more money in your pocket. An added bonus of decluttering is the move won’t be as strenuous.
STEP 2 – Home Stager
If you list with me, I offer a complimentary professional home staging company to conduct a consultation. With this service, you will receive a room-by-room review, detailed documentation of suggestions, as well as a cost estimation of larger projects if required (furniture rental, etc.). I cannot stress enough how critical home staging is. It can help sell your home faster and for more money.
STEP 3 – Market Analysis
Meet with your Realtor to do a market analysis of comparable homes in your community. Set a price for your home based on these facts. Keep in mind many renovation projects do not receive the same ROI because many buyers have a vision of their own. If you are priced just right, you will have a lot of traffic, will sell relatively quickly, and even have multiple offers!
STEP 4 – Prepare to List
Now’s the time to pick a firm day and firm price to list your home. Arrange with your Realtor for a photographer to come. Be sure you remove ALL unnecessary clutter on this day (put your toaster, coffee maker, etc. away). This stuff can all come back out after your pictures are complete. Review all details with your Realtor in regards to home showing instructions.
STEP 5 – Keep Your Home Clean & Be Prepared to Receive an Offer
Clean, clean and clean some more! I cannot stress this point enough! I have had many buying clients see some dirt in a home and believe it wasn’t well cared for and move right by to the next house. Think clean windows and baseboards. Also, think about receiving an offer. What is your bottom line? What items do you want to keep, and what would you part with? When is your ideal closing date?
STEP 6 – The Offer
When an offer comes in, expect to sit down with your Realtor and review all the details. Yes, the price is important but equally important can be details such as possession date and the list of conditions. This is an emotional process, but do remember your end goal here, to move into your dream home. As your Realtor, I work for you and negotiate on your behalf. All the decisions are yours to make and I will give you my honest and knowledgeable advice.
STEP 7 – Accepted Offer
Once an offer is negotiated upon, next comes the fulfillment of conditions, if any. After this point, you can put that SOLD sign up and prepare to move!
